HIPS

It is the case that from the 1st August 2007 you will have to have a Home Information Pack (HIPs) in order to market your property if it has four or more bedrooms.  The objective is to speed up the process by giving more information to prospective buyers at an early stage enabling them to make a more informed decision on whether to proceed.  This should result in less purchases falling through. 

A HIP will include:

• A home information pack index
• An energy performance certificate
• A sale statement
• Copies of planning, listed building regulations consents
• Standard searches
• Evidence of title

Additional information for leasehold and commonhold sales, where appropriate.
